Sotira Limini Villa is a luxury, 4 double bedroom home, perfect for family holidays in an idyllic location.
Positioned overlooking Paralimini lake and just a few minutes stroll from the heart of Sotira village with its famous churches, shops, bars, restaurants and local tavernas.
Despite its rural location the village is just 5 minutes from the nearest beach Ayia Thekla and the bustling resorts of Protaras and Ayia Napa are both less than 10 minutes away.
The villas fabulous 8mx4m pool with sun loungers, barbecue and wooden pagoda ensure perfect outside living.
Inside is an open plan communal living\dining area with patio onto the pool, a dining area both inside and out seating 8 people, breakfast bar, flat screen TV, DVD, PlayStation, IPod dock and hi-fi music system, full air-conditioning and modern, high quality furniture will ensure the most comfortable stay with a true 5* feeling.
Bedroom 1 with double bed, Fitted wardrobes and Ensuite Bathroom Bedroom 2 with double bed, Fitted wardrobes and Balcony with views across to Paralimini Bedroom 3 with 2 single beds, Fitted wardrobes and Balcony Bedroom 4 with 2 single beds, Fitted wardrobes and Terrace.
There is also a fold away single bed to accomodate an extra person.
Sotira is a quiet, pleasant village, which offers all the amenities of a modern community but retains to a great extent its traditional Cypriot character. It is perfect for those who would prefer to stay away from the tourist areas but with quick access to the coast should they feel like a day on the beach. Sotira is ideally located as it is within only a few kilometers not only of the beach areas but also of the main local town of Paralimni and the popular holiday resorts of Ayia Napa and Protaras. Food lovers will not be disappointed as there are 5 tavernas\restaurants serving culinary delights from traditional meze to mediteranean al-a-carte, all reasonably priced and all within walking distance so you can relax and enjoy a few glasses of the local wine.
In the village is 3 small supermarkets, banks, bakers, pharmacy, ice cream parlour, all within walking distance, so a car is not necessary. There is a local bus service which can take you to the beach or to one of the nearby towns.
As Sotira is a local village it does not rely on tourism, as such the restaurants and tavernas are open and busy all year round, making it an ideal desination througout the seasons.
Testimonial:- Have just come back from a fantastic weeks holiday with my four teenage children. The villa and location was perfect for all the different age groups. The villa had its own pool plus TV, playstation and ipod docking station which was a great bonus. The older kids were able to go out in Aya Napa in the evenings as it was close enough for a taxi ride home or we could take a five minute walk into the village and eat at one of the local Tavarnas and enjoy a drink without the worry of driving. There were many different sandy beaches and a constant welcome breeze off the sea which was needed as the weather was hot and predictable. There was loads to do and the kids loved all the water sports and with so many different beaches to chose from, each day was very different. I would throughly recommend this villa if it is a family holiday you want that allows you the security and peace from all the crowds. Mrs E Wynne-Morgan. Thorpe Bay, Essex
The seven of us had a lovely time staying at this modern villa. Its big, comfortable, well equipped and near to some interesting tavernas. Its location was central to most places of interest i.e. Water park, beaches and Ayia Nappa is only 10 mins by car.The drive from the airport was an easy 40 minutes . We hired a car for part of our holiday, which enabled us to go to the larger supermarket to stock up on supplies, although there are smaller supermarkets within walking distance. The site caretaker was very helpful and the ice cream shop at the end of the road delicious. It was nice to eat lunch outside after a swim in the villas private pool.If we ever go back to Cyprus we will certainly stay here again. Sheila Francome and family.

Dear All, Thank you so much for a wonderful holiday, we were very pleased with the villa it had everything we needed, it was like a home from home after being out all day and the pool was a god send in the heat. The area was quiet but, if you wanted noise it was not far away, but we do think you need a car, the village was very friendly and had some nice eating places. All in all really nice holiday.

Over all the property was good. Only real downfall was we only had access to middle east TV, as we were there during the football championship this was a bit of a pain. CPV Note: SKY is not available in Cyprus without a huge dish and the majority of owners have Nile Sat which only has a few English speaking channels. The location was ideal for us as it was very peaceful, the town centre with supermarket was a short walk away although we had a hire car we did arrange for a local taxi firm to take us out occasionaly and it cost about 2 euros each to get into the local town of aiyna napa. As we had a pool we did not go to beaches but we were told that all the local beaches were very good, there was a local bar called Simos which was good and also provided take away food. A very good local restruant within walking distance was Ploumis which had a Meze of about 26 courses for 14 euros. Prices for drinks were reasonable.

1. How was the your property? Property was lovely, spacious and clean. Lovely location, felt safe and secure as it was on a very quiet street.
2. And the location? Sotira was lovely, quiet village, people were welcoming and wanted to talk to us which was nice.
The villa was in a quiet street within easy distance of all the shops, restaurants etc. As stated above felt safe and secure.
3. Were there any restaurants/bars/shops, beaches or sightseeing trips, that you would highly recommend?
In Sotira we enjoyed the Square Tavern - the staff were great and taught us some Greek, food was delicious and good value for money. We liked Ploumin Tavern in Sotira - again lovely food and staff. We thoroughly enjoyed going on the Yellow Submarine in Ayia Napa - the boat had glass portholes all along the bottom to view all the fish. Again staff were friendly and helpful and we felt it was good value for money. The beach that we liked the most was Nissi Beach and we tried quite a few beaches between Ayia Napa and Larnaca. 4. Were you satisfied with the service provided by Cyprus Property & Villas? Definitely. Service was prompt with answers to questions and you enabled us to be able to have the villa for 9 people, as the owners brought a "put you up bed" for my 4 year old son.
5. Is there anything else you would like to bring to our attention?
Only issue we had with the villa was that the fuse for the water pressure kept going off - we know that there has been a problem with the water in Cyprus but that did not explain why the fuse kept going off. However that was a minor point on the whole holiday. (Owner has been informed and the matter is now being investigatied. Hopefully the problem will be rectified very shortly - 01.11.11.)
6. Are you willing for us to use this information on our website and use your name or would you prefer to be anonymous? That is fine to use this information.

We had a lovely time in Sotira, The village is only a short walk away and has everything you need from a bakery to banks. The locals are helpful and friendly and there are plenty of places to eat out and at reasonable prices too. The local supermarkets are well stocked and have most things you need, but for a bigger shop there are plenty of supermarkets in Paralimini and the larger resorts.
The villa has everything you need and more it is comfortable, modern and clean (It was really useful to have towels provided for the beach) The pool was lovely and a great way to cool down, we couldn't get our teenage daughter and friend out of it. The only problem I had was the oven I found it difficult to control and the instruction booklet was missing. The caretakers are really helpful and have lots of useful, local information. We loved the outside eating area, and enjoyed many a leisurely breakfast, and in the evenings of course the BBQ.
Because of the villas location we felt we got a real taste of Cyprus, yet still only 10 Min's from Protaras and Agia Napa, and a short drive from the lovely Agia Thekla beach.
(Note from CPV: owner advised re oven)

Our recent stay in Sotira Limini Villas was absoutely fab! There was 7 of us in total that stayed in the Villa. We were attending a family wedding in The Olympic Lagoon Resort which was less than a ten mins drive from the villa (NICE AND HANDY!). Really Sotira is quiet, central - 10 Mins drive and your in Ayia Napa, Protaras etc By the way, before I forget the local Taxi service was excellent so reliable we nearly had our own personal chaffeaur for the week that was a Michael Jackson lookalike!! Sotira is a lovely quiet and peaceful area the locals are so helpful , call and see Andreas that owns one of the local pubs , he was so friendly and helpful. Plenty of choice in the local Supermarkets I could not fault the villa in any way , it is kept so well by the villa managers Brian and Shiela, Our pool was cleaned bright and early every morning. The Villa really had everything we needed :o) I hope to return some day and I really would recommend staying at Sotira Limini Villa :o) Many Thanks Yvonne & Crew (Ireland)

Hi, Thank you we had a great holiday. Cyprus is a beautiful country and we have fallen in love with it! The villa at Sotira Limini was lovely and spacious accomodation, and the managers Barry and Sheila were very helpful. The location and village is perfect. We ate at one of the taverns and it was fantastic food and great value for money, we also used the takeaway and had some very nice kebabs! There are some lovely shops, bakeries and supermarkets within easy walking distance. There was a market in the village square while we were there selling typical Cyprus delicacies .... yummy We collected a car at the airport having booked it before we arrived, and we travelled around the south of the island. It was very easy to drive around and found beautiful beaches and places of interest,a week was no where near long enough! My children visited the waterpark in AyIa Napa and sunbathed on the lovely beach there, having a great time. Our favourite beaches were Golden Bay just minutes away from Aya Thekla, and Fig Tree Bay at Protaras. My granddaughter paddled with the fish in the clear blue sea...idillic! I was very satisfied with the service provided by Cyprus Property & Villas. Having not booked through an internet site before to go to a country we had not been to, I was given plenty of help along the way! Thank you for helping us enjoy a lovely family holiday in a perfect holiday resort and we would love to return sometime soon! Jane Whipp
