Customer Rental Terms & Conditions General We kindly ask you to read carefully the following Terms and Conditions in order to avoid any misunderstandings. Our company reserves the right, at its discretion, to change, modify, update, add or remove these Terms and Conditions at any time, without prior notice. Booking Prices are shown in UK pounds per property per week and are inclusive of VAT. Once the availability and the total cost of the services are confirmed by our company (usually within 24 hours from your request), you will be required to fill in a booking form to secure the accommodation. Please note, some properties will require a bond to cover the costs of any damage to the property and contents during your stay. This bond will be detailed on your booking form if applicable. Subject to inspection, this bond will be refunded to you within 14 days of your return date. A deposit of 30% will payable on confirmation of your booking. The balance of your payment must be paid at least 40 days before your arrival date. In circumstances where confirmation of your booking is 40 days or less from your arrival date, 100% (full amount) is payable. After payment is charged, you will receive your travel documents along with your payment receipt. Payment Payment can be made by cheque or by bank transfer to our bank account. If you are paying by cheque, please ensure the cheque is made payable to Cyprus Property & Villas Cyprus Property & Villas will not accept responsibility for cash sent through the post. If a payment is made by credit/debit card you will incur an additional fee (up to 3.5%) to cover the cost of the transaction with the card provider. Cancellation Cancellation by you: You or any member of your party may cancel your booking at any time however no refund will be made for any monies paid. In certain cases, any loss, if incurred involuntarily, may be covered by insurance that you may have taken out. Travel insurance is strongly recommended. Cancellation by the villa owner or Owners: If deemed necessary Cyprus Property & Villas reserves the right to withdraw or cancel the villa booking. In this unlikely event you will be offered one of the following options: Rent another villa through us (subject to availability). Where the price is greater than your original booking, the difference is payable by you. Where the price is less than your original booking, the difference will be refunded to you. Receive a full refund of all monies paid. No compensation is payable by Cyprus Property & Villas. Accommodation & Stay Cyprus Property & Villas is acting as the agent on behalf of direct owners and local agents. The accommodation provided is for your exclusive use and must not be sub-let under any circumstances. You and your party will be responsible for any breakages, losses or damage that may occur to the property, contents or grounds whilst under your rental and payment will be sought at your departure by the owner or local agent. The duration of your rental let may not be extended without prior written agreement from Cyprus Property & Villas. Flights Cyprus Property & Villas do not provide flights and you will therefore be responsible for making your own air travel arrangements. Please confirm your flight details with us as soon as they have been made. We cannot be held responsible for any delays, cancellations caused by the airlines, agents or operators. Insurance In order to protect yourselves it is essential that you take suitable travel insurance cover for all your party for the duration of the rental period. Although Cyprus is an EU member, the level of medical and emergency cover provided may not match those levels within the UK. Since cancellation of your holiday rental could prove costly it is recommended that you ensure your holiday insurance policy includes generous cancellation and curtailment cover. Complaints Should the unlikely event of a problem arise, it is imperative that Cyprus Property & Villas be notified immediately, so the problem can be passed to the local property owner/manager to investigate, and where reasonably possible, rectify during your stay. Cyprus Property & Villas cannot investigate any complaints once guests leave Cyprus unless an official complaint is made to us before departure. We will act as an intermediary to try to resolve any complaints. In the unlikely event that we are unable to do so, and you wish to take matters further, you must do so directly with the accommodation owner. Cyprus Property & Villas cannot be held responsible for any building work in the vicinity of the villas. Where possible, we will do our utmost to inform you of any planned building work prior to your stay. Liability In consideration of the fact that Cyprus Property & Villas acts only as a booking agent, we accept no liability whatsoever for any aspect of the arrangements and, in particular, accept no liability for any loss, personal injury or death however incurred. Although Cyprus Property & Villas uses all reasonable endeavours to ensure the accuracy of all information provided and the quality and facilities of the villas, we cannot accept any liability whatsoever for any problems that occur while guests occupy the villa of their choice. All information has been provided in good faith and no liability is accepted whatsoever by us for any misrepresentation of accommodation.
