Agreement
This Agreement is between
-
"You" and
- Cyprus Property & Villas Limited, whose registered office is New City Chambers,
36 Wood Street, Wakefield, West Yorkshire, WF1 2HB and is incorporated in England
and Wales under company number 5872225.
The agreement commences the date on which you click the "accept agreement checkbox"
on this website or by email.
Under this agreement, you hereby appoint Cyprus Property & Villas to act as
your non-exclusive agent to perform the following services:
(i) Provide a facility for you, the owner of holiday accommodation, to offer the
accommodation for holiday rental to 3rd party clients via the Cyprus Property &
Villas website, email and associated electronic brochure. Such a facility will enable
you the advertiser to upload information and photographs relating to the holiday
accommodation and for this to automatically be converted into a holiday letting
brochure page. This advertisement facility shall be offered without charge, subject
to the conditions described in (ii).
(ii) Charge a fixed fee per booking to you the advertiser and apartment/villa owner
on securing full or deposit payment for each letting. Schedule of charges
shown in table below. These charges are not application to Long Term Rentals,
which will be negotiated with You on an individual rental basis.

(iii) Accept bookings for the accommodation and confirm availability and pricing
for the required letting period with you and place a deposit to you the owner.
(iv) Accept full payment for the accommodation and forward final payment to you,
minus the charges outlined in (ii).
Definitions

"the Website" means Cyprus Property & Villas website (www.cypruspropertyvillas.com)
through which you can advertise your accommodation to let to holiday makers.

"Accommodation" means any villa, apartment, house or other accommodation including
grounds, gardens, swimming pool or other premises that are available and accessible
to any Customers that are offered to hire by you.

"Customers" are any person or persons who book Accommodation through Cyprus Property
& Villas.

"You" being the owner or owners of the Accommodation.
- Long Term Rental means any continuous stay within the Accommodation that exceeds
21 days in duration.
Payment
Cyprus Property & Villas will collect and hold all monies collected from customers
in a reputable UK bank. Payment will be transferred to you the owner and advertiser,
minus advertising costs set out in this agreement, at least 14 calendar days prior
to the commencement of the holiday letting. For last minute bookings, where
the booking is made within 28 days to the commencement of the holiday
letting, payment will be made to the owner as soon as funds have cleared with Cyprus
Property & Villas.
Cyprus Property & Villas will inform you immediately if any payment made to
Cyprus Property & Villas by a Customer is not met by that Customers bank or
Credit/Debit Card issuer as soon as is reasonably possible.
All pricing will be displayed in UK pounds sterling and all payments received and
made will be in UK pounds sterling whether the payments are going to a UK bank or
not. Any currency conversion or transfer costs will be deducted by the issuing bank
in accordance with their fees.
Payments to accomodation owners will be via cheque or BACS payment to your nominated
bank account.
Accommodation
Cyprus Property & Villas reserve the right to request advertisers provide proof
ownership of the property and have the rights and power to enter into this agreement.
You confirm that you hold and maintain at all times the necessary permissions, consent,
licenses that may be applicable under local and or national law in relation to the
letting of the property.
You are soley responsible for ensuring that the accommodation is available on the
dates you specify and that all services, including swimming pools, housekeeping,
laundry, features, facilities and changeovers are managed in accordance with those
details as set out in your advertisement on the website.
General
Cyprus Property & Villas reserve the right to edit, amend and control the layout,
description, design and photographs of the accommodation that form the brochure
of available holiday lettings. This is to give each property a consistent format
within the advertising brochure and website. Photographs that are supplied during
the registration process may be resized and will be reproduced as clearly as possible.
Cyprus Property & Villas reserve the right to refuse any advertisement that
it feels is unsuitable for publication without explanation and only bring live such
advertising brochure pages that meet our quality control standards.
Cyprus Property & Villas cannot be held responsible for any losses however arisen
due to errors or omissions on the website, electronic brochure or emails sent in
accordance with this agreement.
You the advertiser are asked to view the generated advertisement upon completion
of the registration process and to inform us within 24 hours of any amendments,
errors or omissions so that the information presented may be modified.
You the advertiser may cancel this agreement at any time by sending a written or
electronic request to do so. On receiving and acknowledging such a request to cancel
advertising, Cyprus Property & Villas will remove all accommodation details
held from our systems.
Cyprus Property & Villas are entitled to allow other property owners or agents
to advertise holiday accommodation that may be direct or indirect competition with
you simultaneously on our website and electronic brochure.
Cyprus Property & Villas will take all due care and diligence in controlling
the accuracy of any advertisement and in securing, protecting and safeguarding all
information supplied, but cannot be held responsible for any loss, damages or expenses
howsoever caused.
If there is any conflict between these Terms and Conditions and rules and/or specific
terms of use appearing on this site relating to specific material then the latter
shall prevail.
These terms and conditions shall be governed and construed in accordance with the
laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction
of the Courts of England and Wales.
If these Terms and Conditions are not accepted in full, the use of this site must
be terminated immediately.
